Let’s stop trying to serve everyone. That’s the fastest way to serve no one.
Instead, ask:

You're not locked in forever. But this early focus guides everything else: your content, your scripts, your calls.
Step 2: Work the Bozo Buckets
🎯 Bozo Bucket 1: Your SOI – friends, family, past co-workers. People who know, like, and trust you.
🎯 Bozo Bucket 2: Your Niche – the people you chose above.
🎯 Bozo Bucket 3: Your Local Community – vendors, business owners, groups.
You start with your SOI, build into your niche, and expand from there.
Step 3: Use the 3 Cs Framework
I teach this in my trainings all the time because it works.
1. Communication: Become Visible
Post 2–3 times per week with intention:

✅ Market insights or local updates

✅ Highlight a local restaurant, park, or event
-
✅ Behind-the-scenes (BTS) of your real estate life

✅ Answer common buyer/seller questions (Google helps here)
🎥 Tip: Choose your video playground—YouTube, Instagram, TikTok, or Facebook—and be consistent.
💡 Use tools like ChatGPT or Gemini to generate your scripts and prompts.
2. Cultivation: Build Relationships
Start simple. You don’t need fancy tech.

📆 Daily outreach goal: start with 2–5 contacts a day via text, DM, email, or phone

💌 Create a newsletter—weekly or biweekly—focused on value first, sales second
Your business is only as strong as your database. Grow it consistently.
3. Conversion: Make Clear Offers
Too many agents are afraid of sounding “salesy.” Stop it. Be helpful AND specific.
Instead of:
“I’m never too busy for referrals…”
Try:
“Want a custom home search set up? DM me.”
“Curious about your home's financial health? Let's talk—I'll walk you through it.”
One of my favorites right now is offering a Homeowner Financial Audit using RPR. It’s a smart, non-salesy way to build trust.
Also: Offer free consults!
Call it a “30-minute planning session” or “buying timeline coaching.” You’re not selling—you’re guiding.
Step 4: Use Simple, Smart Tools
