Turn Your Email List into Closings – Even with 100 Subscribers
Jul 18, 2025You don’t need 10,000 followers.
You don’t need to go viral.
And you definitely don’t need a massive email list to start getting closings.
If you’ve got even 100 subscribers, I’m going to show you how to turn that small list into real leads and paying clients using a repeatable 3-part strategy—one that works in 2025 and beyond.

Step 1: Mindset Shift – 100 Subscribers = 100 Humans
Let’s stop chasing big vanity numbers and start focusing on real connection.
If you had 100 people in a room listening to you speak every week, would that feel small?
Heck no. That’s a crowd.
Your email list is your private audience. Even a small list can become your most profitable asset—if you treat it with care, consistency, and intention.
Step 2: Use the “VSO” Framework: Value, Story, Offer
Let’s break down the email system I use and teach:
✉️ Email Type 1: Weekly Value
✅ Keep it short, helpful, and relevant.
✅ Example subjects:
-
“3 Things to Know Before Buying This Fall”
-
“What I’d Do If I Were Buying in Today’s Market”
-
“The #1 Mistake Sellers Are Making in 2025”
This is not a pitch—it’s a relationship builder. Think “give first.”
📖 Bonus Tip: Tell stories that highlight your clients as the hero. Your role? The trusted guide.
✉️ Email Type 2: Soft Offer via Story
Think of this like a nudge—you're offering help without pressure.
🧠 Example:
“Just helped a couple move out of state and win a bidding war in a 5-offer market. If you're planning a move soon, I’ve got a guide that can help. Just reply or click here to grab it.”
This works because it’s casual, personal, and useful.
💡 You can also use this same story structure on Instagram or Facebook, paired with tools like ManyChat for automation.
✉️ Email Type 3: Direct Offer (1–2x/month max)
Now it’s time to ask, but do it clearly and specifically.
🚀 Examples:
-
“Want a free custom equity report? I’ll run it—no strings.”
-
“Buying in the next 90 days? Book a free planning session to get your strategy ready.”
-
“Need help prepping your home for spring? Download my 2025 Seller Checklist.”
The key here: specific CTAs.
Avoid vague lines like “Let me know if you need anything.”
👉 Instead: “Click here to download” or “Reply with YES and I’ll send it.”
Step 3: Use Simple Tools to Automate It All
💻 Recommended tech:
-
ConvertKit or Mailchimp – Email list & automation
-
Canva – Design your lead magnets and emails
-
Google Forms – Great for lead capture + auto-delivery
-
Calendly – Schedule consultations without email back-and-forth
And yes, all of this can be built once and then run on autopilot. Spend a day setting it up and you’re golden.
Bonus: Consistency = Conversions
The biggest mistake agents make?
Inconsistency.
Set your cadence—weekly or every other week—and follow the 80/20 rule:
-
80% value
-
20% ask
Use the structure:
-
✅ Value (helpful tip)
-
✅ Story (real, personal, relatable)
-
✅ Offer (specific, timely CTA)
This builds trust, invites conversation, and turns opens into opportunities.
You Don’t Need a Big List. You Need a Smart Strategy.
Let’s recap:
✅ Stop obsessing over list size
✅ Start building relationships with consistent value
✅ Use a clear, helpful, repeatable system
✅ Offer something useful, not salesy
