ChatGPT Prompts That Actually Work for Realtors (2025 Edition)
Aug 15, 2025
Ever typed “Write a listing description” into ChatGPT and got back the most boring, lifeless paragraph ever?
You’re not alone.
The truth is: ChatGPT isn’t broken — your prompt probably is.
Most agents use it like a search bar. But if you treat it like an assistant — give it the right role, task, tone, and goal — it becomes one of the most powerful tools in your business.
In this post, I’ll show you how to fix your prompts, write faster, and get better results with AI — whether you’re writing a listing, an email, a post, or a script.
Let’s go.
🧠 First, the Formula: What Makes a Prompt Work
Here’s my go-to setup (after years of testing with agents):
-
Role – Who should AI pretend to be?
-
Task – What do you want it to create?
-
Tone/Style – How should it sound?
-
Format – Email, caption, video script, etc.
-
Context/Goal – What’s the purpose of the output?
The more specific your input, the better the output. Period.
🏡 Better Listing Descriptions
Instead of:
“Write a listing description for 123 Maple Street…”
Use:
“Act as a real estate copywriter who specializes in lifestyle-focused listings. Write a 125-word description for 123 Maple Street emphasizing indoor/outdoor living, nearby parks, and an open floor plan. Use vivid, conversational language.”
✅ Now you’ve got something that actually sells the experience — not just lists the stats.
📅 Smarter Content Calendars
Instead of:
“Give me post ideas”
Use:
“Act as a real estate marketing strategist. Create a weekly Instagram content plan for a Realtor in Austin who serves first-time homebuyers. Include captions, post types, and hashtags. Goal: attract buyers and grow my email list.”
🎯 Add the goal, and now AI knows what kind of strategy it’s supporting.
💬 Follow-Up Emails & Texts That Feel Like You
Prompt:
“Act as a Realtor following up after a showing. Write a warm, confident email asking for feedback and reminding the client of their must-haves. Keep it under 150 words.”
💡 Want it to match your tone? Add:
“Make it sound like a relatable, experienced agent with a calm but direct style.”
🎥 Quick Video Scripts That Don’t Sound Scripted
Prompt:
“Act as a local Realtor in Phoenix. Write a 60-second script for a video summarizing this month’s market trends. Include average home prices, inventory levels, and a tip for buyers. Tone: confident, helpful, and conversational.”
This works great for:
-
Instagram Reels
-
YouTube Shorts
-
Facebook Stories
-
Email video messages
🧑⚖️ Roleplay for Objection Handling
This one’s a coaching favorite.
Prompt:
“Act as a seller who is hesitant to list due to market uncertainty. Challenge me on pricing, timing, and commission. Roleplay until I’ve addressed your concerns.”
✅ Pro Tip: Use the mobile app and practice aloud. Then say:
“Critique my answers and help me improve.”
Now you’ve turned AI into your private script coach.
🗣️ Train ChatGPT to Sound Like You
Worried it “doesn’t sound like you”?
Here’s the fix:
-
Upload your own emails, captions, or blog posts.
-
Ask ChatGPT:
“Analyze my tone and writing style. Summarize it so I can reuse this voice in future prompts.”
-
Then use:
“Match this tone in all future responses.”
🎯 This one tip makes everything sound authentic — not robotic.
